This historic farmhouse has many of its original features, rooms, materials, character, AND only one bathroom for a family of four. The project entailed renovations to an existing bathroom and bedroom to become an owners' suite and placing a new bathroom—a shared kids' and guest bath—in an un-utilized small bedroom.

For the owners' suite, the clients considered adding space, but with efficient and thoughtful planning, and some built-ins, the goals were accomplished in the existing footprint. The owners' bath kept a similar plan, saving money on not having to rework plumbing, but with a small shift of the hallway and new fixtures and materials the bath feels much more spacious and is more functional. The low ceiling was also raised to above existing rafters for more height and more materiality showing the house's original construction.

The new kid/guest bathroom is actually bath rooms (plural). The space is separated into several different zones to allow for flexibility of use for multiple kids and guests.

Owner comments: "It is perfect and we are all loving it. We're amazed at being in the same space but with efficient layout and storage it's a new experience.  Besides being beautiful and functional, it added space without adding actual square footage to the house."
